Qualifications

Applicant must be able to exhibit:
· Aptitude for running a successful business
· Strong collection skills
· Proven sales experience
· Excellent customer service, communication and people skills
· Organizational and time management skills along with attention to detail
· Successful at hiring, training and managing personnel
· Valid driver’s license

Educational:
· High school diploma or GED
· Prefer some college coursework with emphasis on Business successfully completed

Physical:
· Stand and walk or sit alternatively depending on specific needs of the day
· Bend/stoop/squat
· Climb stairs, push/pull/open and close doors
· Ability to lift up to 30 pounds

Essential job duties:
· Increase and maintain occupancy while overseeing all onsite staff and activities
· Evaluate financial performance while ensuring all budgeting guidelines are followed consistently
· Minimize delinquencies through collection efforts and follow-up ensuring timely payments and eviction proceedings if necessary
· Daily communication with staff, Area/Regional Managers and others as required to ensure success and profitability of property
· Receive, process, approve and submit all incoming community invoices to the corporate office for payment in accordance with policy and procedure
· Maintain resident satisfaction in person or through follow-up calls to ensure a positive living experience, able to resolve conflict in a professional manner
· Build and maintain a team that will work toward community goals
· Physically walk and inspect community and vacant units on a daily basis to address issues and verify standards of living
